@Gladys Villa we chose to buy a fixer-upper in a great neighborhood, live in it for 2 years while renovating, sell with the tax exemption (now up to $500,000 profit tax free), then repeat until our kids needed more stability for schools.

I’ve taken on a number of different projects myself over the years on our home and now with our first rental I’ve learned somethings are best for professionals.

That being said, we are pretty much now consistently in the sixes or sevens and not really seeing much 8% or above, even on no-prepay deals
