I dont know the laws for sure but I wonder if non working AC makes a place uninhabitable?

For folks who have owned multifamily property for a while I'm wondering what is the BIGGEST PROBLEM you've faced ?

I'm an out-of-state buyer and am wondering if there's anything unique to this market that I might be unaware of (eg. special certifications, etc). 

I have a lender who wants to lend me 100k to use in our flipping business but was wondering if there was any way to structure the deal so the interest that he receives is not taxed as ordinary income.

My first 3 properties were purchased in my name and I thought I was smart by purchasing an umbrella policy to cover them all.After reading as listening to advice on BP I see that I should setup an LLC and have a team (CPA, lawyer, etc) advising me.I wonder if anyone can share the team of Advisors they use, who they are (CPA, Lawyers, etc) and how they found a good one.  

Newbie here - was wondering after I find an investment property should I get a business LLC and buy the investment through the business?

and I wonder how much they would pay per night or short term how do you figure that out..Most of the Air bnb s I have seen around here are modest homes  or like ADU';s  there are nice ones at the coast..
