In Minneapolis, the market for appealing multifamily properties has a lot of competition. 

A pre-ordinance (built before July 8, 1957) residential building or building of mixed residential occupancy, not complying with the requirements in force and applicable to the building at the time of its conversion, may be altered so as to legalize one dwelling unit, in addition to the number of dwelling units originally authorized, providing that said unit was determined by the office of the zoning administrator or the zoning board of appeals to have existed prior to July 8, 1957, and provided such building complies with the other provisions of this chapter.

Could the space above the carport be turned into a community space or gardening area, which would add extra appeal to renters (justifying the higher rents)?

@Chris Cadez one of the things I had to let go of early on was the "would I live here" mindset when it comes to curb appeal.

Low cost fix that will make the room more appealing.

The idea of duplexes (or triplexes) is appealing because it mitigates the vacancy factor.

Being able to visualize what works for me and applying it to the markets that best interest me and hone in on the ones that fit with this plan would be efficient!
