Of course, the virtual numbers that the tool spits out have to be validated "the old fashioned way" by confirming the assumptions the tool is making (comps for daily rental, occupancy, vacancy rate, seasonality, etc.)

This is a duplex and this will be the first time I am renting both sides since I was house hacking.

Most DSCR lenders I'm aware of will let you use 80% of the income from AirDNA towards qualifying for the STR purchase as long as there is a 60% minimum occupancy rate on the subject property.  

So I just bought a 8 unit building for 1.3 great deal 9.8 cap rate.

If you have a handle on the value of the house, can make an offer that protects you and adhere to the contingency deadlines like inspection and financing,  a buyer's agent does nothing but waste your time and cost you thousands.  

I'm getting my finances in order now so I can buy the house that I've been renting from my in laws and will have instant equity.

My question is around requiring other occupants of the house who are not paying the rent to fill out an application.
