Another area where local knowledge of what is possible matters.Obviously a title insurance company can figure out what is there and if they should offer insurance (with exceptions).

Some markets were largely flat for the whole period others were claiming it was a bull market.Local knowledge (even if aquired over the net) matters.

Trying to do this sort of business without knowledge of that law will get the wholesaler into deep doo doo.If I was going to do one of these workshops, I would take the one our REIA puts on periodically.

If you are knowledgeable enough that your offers "make sense" it will help their motivation to go down that road with you.

It comes down to what takes place.If the group is all family and friends and each decision is reviewed by each person then you are likely fine.If the other person is a stranger you met through Craigslist, they are an elderly lady with no RE knowledge and you are the one making the decisions for the deals that are funded you are in serious trouble.

Hopefully someone out there has more knowledge about this kind of thing then I do.
