If you chase every deal because it might make sense on paper, you will a) be underwriting a lot more deals than necessary and b) opening up a lot of unnecessary risk for your investors.  

They just seem to add more complications, and I do not like MIP sticking with me throughout the life of the loan.Again, really do appreciate sharing the details of what it's gonna take, plus your recommendations for each type of property.My wife is a champ, and willing to do this for a while in order to build a solid foundation for our future.

Definitely considering other options besides a bar, I’ve not dismissed the investment possibilities as of yet but definitely not looking for my first investment to be overly complicated and reduce or eliminate my ability to invest beyond this.

One very irritating thing on BP and other forums is when I see new investors with 1-2 properties trying to give complicated advice or worse, selling “their” system.

This emotion is enabling them to take unnecessary risks, which is why I try to keep emotions out of the equation completely.

It was a more complicated situation where the buyer was contingent on their house selling and the buyer of that house was contingent on that buyer's house selling.

Scheduling can get complicated to achieve this, so we typically ask our residents to give us their availability and try to schedule all showings within a couple of time frames.
