Finding purpose and support for those involved that have "been there, done that" is the most challenging aspect.  

Unless you think the parents are in severe financial distress and simply don't have the money, I would think that paying their kid's rent while the kid is at university is pretty high up there on the priorities list.I am imagining how the late rent scenario would play out:  Student calls mom and dad crying, asking "I'm getting evicted right before exams because you guys didn't pay the rent???"  

I have a property under contract ($31k) with 9 heirs, one of them has a child support lein for about $55k.

If it doesn't yet have the income to support itself, you can make a contribution to it that will cover some upcoming known expenses in one chunk so you don't have to keep going back and forth with little transfers.  

With 45 deals, I imagine you have PLENTY of track record to support this is not just a hobby, but indeed a business.

The constant growth of the University of Rochester has turned the 19th ward area into an investors market.

It is very difficult to prove intent in those circumstances unless you have some pretty good documentation to support the intent to hold for investment purpose and to explain the short holding period.
