Let's see - $7K in damage done by a tenant in one unit, others had a roof repair, a floor replacement, a new shower/tub liner installation/spackle/paint job, insulation in the basement, 2 dryer repairs, a door replacement, a bathtub/shower refinishing, and a 3 month vacancy....I'm sure there was more, but I've chosen to block it out ;)All properties except 1 were cash flowing, but so much outflow in one year was a disaster.

It appears the upper unit and lower unit are on separate zones, giving us the option of installing two smaller boilers and retaining the existing hydronic plumbing and radiators (provided there are not too many split pipes).

I'm planning to swap out the washer/dryer for a kitchenette, install a sturdier door between it and the rest of the house (or wall it off entirely) and that's pretty much it.

Here, orangeburg wasn’t installed until the early ‘50’s, but my husband just found orangeburg at a 100 year old house that had apparently replaced the sewer line sometime in the ‘50s or ‘60s.

Internet was installed for the complex that is now a free amenity for the tenants, and we also put in storage lockers into the basement that are separately rented.We didn't get to all the units because the tenants opted to stay in them and instead just pay closer to market rent.

Easy to clean, looks like pergo and was super easy to install. I
