It's a numbers game for certain so the more you see the quicker you'll be able to identify a good deal.

And yes, I think largely what I wanted was to never have to deal with the middle of the night call.

The labeled the whole state high fire a few years ago, and now no one can get insurance.  13% of deals are not closing as people can't get insurance.  

So you kinda of were wholesaling when putting deals together? 

I'm interested in learning a bit more about typical vacancy percentages, size of the local population being serviced, reasonable percentage of effective gross income for expenses, etc. as well Peter.Hopefully some experienced member(s) will sound off!
