Hello,I am a small investor and have been investing into multifamily for a few years now.

My understanding is that if you’re not licensed, you can’t originate more than 3 seller-finances/year, and you have to make sure buyer can repay, fully amortizing, and restrictions on ARM.

If it’s a smaller home that has a high occupancy already it may not be worth it, small homes (1-2 beds) that are priced and marketed well in the Denver metro can easily stay over 80% year round.

Looking for thoughts/experiences on buy and hold (5-10 years) land banking starting 2024 in the path of solar development - Kern County, CA. 

Essentially the developer / property manager didn’t pay our contractual rental income for years (a sum of nearly $30k) and I didn’t have much recourse.

Especially if you're willing/able to move to the next deal every year.If you buy a new house-hack every year for 5 years, that's an additional 10 rental units added to your portfolio.  

Real Estate has always been a goal of mine since getting out of high school 2 years ago, however I never knew how to get started or what field would be most suitable for me.

Real estate wire fraud is becoming more common every year.
