The bank i work with is telling me if I buy and fix a property then go to refinance that property in less than 1 year, they can only lend the lower of the appraised value or purchase price. im buying these distressed properties for pennies on the dollar, How do I get around this banking issue?

Keep a few things in mind: 1) Some lenders do have a 'seasoning' period, although mine was only 6 months and it wasn't an issue for them; 2) Your lender WILL conduct an appraisal (which you may or may not have to pay for depending on lender) to determine a new, current value; 3) They will lend an amount to you based on a total LTV (loan to value).

@Heather Collins First you have to find a lender that will lend to contract work, the best will be to find a lender who lends to 1099, work instability is the most frowned upon loop in lending.
