I guess my issue is not knowing which ones are "legit" and worth approaching vs ones that are not very professional or reliable.

Consider how difficult it may be at this time to find reliable tradesmen to complete the job.

Hi guys,I have a couple of houses that I would not mind to sell.1) One is about 100K (100 year old house in Idaho, 1 bdr 1 bath, have a hard time finding good tenants, mostly college town so the tenants are mostly college students who are not really reliable, forget to pay utilities, I get cancelations of services notices, its not so great when during winter your utility company send you a notification like that).

I'm thinking about either managing it myself remotely with a reliable boots-on-the-ground or private PM company in the area because the ones advertised on Google, etc. are pretty terrible and suspect. 

College kids are way more reliable tenants than your typical low income / poor tenants are that's for sure.

We just purchase the third fix upper property in San Jose, and we are looking for a good and reliable General Contractor. any advice on finding contractors or referrals would be greatly appreciated!
