@Jay Hinrichs So would it make sense to use hard money or private funding to actually buy the property, only to directly wholesale the deal (If it is a great deal based on the numbers and such)?

I am looking into LTR and STR options. 

I like the LVL option more than the aluminum option.

I negotiated based on expected repairs, knocked off $15,000 off lost price in August 2023.

I have the option of pulling out a HELOC from my home in KY that could cover the amount for both HVAC systems. and if i do that i could most likely use the cash flow from when i move out to make the payments on the HELOC.

Keep in mind a deal for one person might not be a deal for another based on the strategy they are using to build their portfolio. 

I am also looking to connect with RE agents in the area to gain a better understanding of what is currently on the market and how these types of properties fit into the Tampa area.I'd like to also acquiring any insight into current supply trends, as well as the demand based on occupancy for these types of properties.

So with population growth of 50,000/yr forecast to come in for the next 5 yrs, and only 70,000 new units being delivered, we are buying for a long-term hold based on the future fundamentals of the market.  

For buying a second house, should I declare high taxes again or save for a 20% down payment to qualify for a loan based on my active income, without needing tax returns?

In many cases, the old tenant base doesn't fit with the new plan for the property (ie upkeep, cleanliness, and respecting the rights of others).
