But I'm seeing some red flags here.Bottom line, I would be unlikely to do business with anyone who doesn't have at least some skin in the game, ie money.I'm not even understanding what Small Business Guy has to offer. 

It might just take a lot of perseverance and cutting through red tape.I'm actually a bit surprised you haven't been able to find tenants.

If a lender asks for fees up front, that should be a red flag. 

Anytime someone asks for money upfront, it's a SUPER red flag.
