Although I am young my marketing skills are excellent and I have a good feeling this industry will be a good fit as I mature in the business.

Benefits include Income, Depreciation and other tax write-offs, Equity buildup over time via loan principal paydown, Appreciation over time, and Leverage (with creative financing techniques, you can own/control a property with a small amount of your own capital).Consider what your goals are, and what resources resources you have (time for the business, knowledge, working capital, skills, interests, a mentor, etc.) and make sure there is good alignment between any chosen strategy and your resources.You might want to learn about other ways to put your capital to work while you pursue other interests or study real estate investing further, by becoming a Private Money Lender with short-term loans to experienced investors, or becoming a short-term joint-venture money partner with an experienced investor.  

They may be tired of managing but welcome the income stream if you have good credit, management skills, and a decent down payment.

My core team/partners are widely skilled in both trades and real estate, but the project will be complex and involve a number of / teams of contractors, several phases/stages, and ideally and more complicated, periods of occupancy and development in parallel.

Your people skills however will be used every minute of every day. 

You need good systems and good communication skills to be good at this.  

I have a lot of knowledge and some skill.

I may use a GC for the job, or I might coordinate the skilled trades myself - it just depends on the complexity of the individual project.

We could suggest that the folks who post on these threads and those students whom we have worked with are just out-liars but I can honestly tell you I have not met a skilled note investor from ANY of these programs.
