I'd just report the forgiven debt to the IRS, because unlike me the never sleep and they never forget.

If it's obvious there's a problem, then yes, I would make it clear that noise that disturbs their neighbors outside of what is normal (i.e. they can cut the grass) is not tolerated.

The property manager also sent out security multiple times to check on guests after this neighbor complained about an issue, which often results in nothing since there is no visible disturbance from the street.

If they go well leave it down, if they disturb your guests you may have to put it up.

I have a monstrous cabin on Lake superior that can sleep 18 and there were no real "comps" to compare prices to. 

Understanding what you are working with makes it much more tolerable to accept them.In my opinion, having some general knowledge and understanding is enough to let me sleep at night.

I am mostly disturbed with the unethical or possibly illegal action of not disclosing serious rent delinquencies as a seller.  

But, I feel I won't sleep comfortably until I give it a shot and see what happens.

Sacrifice my sleep, health, family, and well being for the sake of keeping tenants happy.
