I second @Marc Ramsay advice as well.BTW Marc I hoped to have a great video of my last eviction like you had by having stuff thrown down the stairs but unfortunately there only was a couch and a entertainment center left by the tenant as they skipped town in the middle of the night.

I have yet to have a situation where a tenant voluntarily leaves without skipping out on 2-3 months rent and a mess to contend with.It usually begins with delay in rent as you experienced and after having the same communication as you did they promise the world but I still file the notice to quit and begin the court proceedings because here in CT it takes a long time to get a tenant out and they draw it out till the Marshall comes knocking.The latest tenant eviction last month was a real pain because he made us draw it all the way out till the marshall moved his stuff to storage.

And I don't take either.I tend to skip over credit unless there are two applications with even numbers and then I go to that as the tie breaker.To me its:1) No Evictions2) No criminal3) Job history (the "just got a new job" applicant is a risk)4) Salary5) Rental history (constant jumper is a risk because they may be jumping and not getting hit with an eviction but they still may stiffing landlords on rent)6) Size of family to house size (6 people in 3 bedroom is a no)6) Then Credit
