Many start an LLC for real estate and think they can get a line of credit or business loan - but you do not have an operating business, you are investing.

I purchased my childhood home from my father for about $100k less than market last June and the original plan was to hold for 2 years which takes me to June 2025, do minimal renovations, then sell and take the profit from the sale and purchase one or two more investment properties.

Refinancing an investment is a good strategy to buy more homes and continue the snowball, but if you have a low fixed interest rate you would be crazy to refinance. 

So I started researching books on investing and lo and behold if I didn’t find Rich Dad Poor Dad.

If a deal shows a negative Cash on Cash Return on Investment (CoC ROI), analyze key factors like operating expenses, financing, NOI, debt service, and cash flow.

This house was very nice and clean (build later 1980) My tenant recently claimed there is mold on 1fl (it is like basement as there is no window, it is next to garage) When i see, the mold is not only one area but it seems widely spread on the ground floor (laundry room, wall, celiling etc) Since it is OOO investment, it is not easy to deal with mold issue.

Although a great area to invest, there are many caveats when searching for your next investment.

I had a lot of general real estate investing experience, but these were my first couple land flips.
