Not sure how things are in your state, but even if you served notice, it may be irrelevant if you can't evict if they stay (Are you all cash or a govt backed loan?).

When you do that, your financial situation is misaligned with the people who are serving you (from your remote agent to your remote property manager to your remote contractors to perhaps your remote turnkey provider if you choose to go that route).
