The kinds of living arrangements that can tolerate two bedrooms (roommates, unmarried couples, single-child families) are often inherently delicate.

I did this and basically did what @Blake C. did and got a roommate to cover the monthly expenses.

first, it's a girlfriend not a wife so her contribution may not be there forever.  2nd, brother as a roommate or any roommate, gets old after awhile so my initial advice is get some reserves saved to make sure that if both of them are gone, you can swing the mortgage without issue.  

Most online systems also keep a record of who has paid and what amount, so if your rental has roommates you can differentiate between who's late or who hasn't paid easily.
