How do you guys respond when a tenant tells you they can't pay until the 15th or 20th?

Some will be faster to work with, and some will be slow to respond or not comfortable with their liability to FHA and will not play.

Over 50% of borrowers never responded back to their lender to pursue a loan mod.

I responded with, " Are you saying that even after a property has gone through probate the executor doesn't have a right to sell?"

@Sam Elder I have neither experience with turnkeys nor SFRs at this price point, so I'm not the responder you're looking for (but maybe by responding, others will see this post).For a lower priced home like this, I would expect your repairs to be quite a bit higher than 5% of gross rent, ESPECIALLY if you're not self-managing.  

I ran that idea past them and they responded that they don't invest in the facilities, only the management business.

In the meantime the squatters had the locks changed and wont respond to any notices posted on the door.

I haven't put any marketing out there yet until the auto responders set up.
