This is my take on you deal.When involving yourself in real estate you want to remember this important thing.- Underestimate value and over estimate fix up costs, just a little.This way you don't get caught off guard with any surprises.As a rule of thumb you want to be no high than 70% of value fixed up.So for a 100k house you want to pay no more than 70k for it.
