As far as I know, for the purpose of any kind of loan, the lenders rule is 2-2&2 meaning they require two recent paystubs, 2 W-2 Forms and 2 months of bank statements.

So you, for your investing purposes completely stay away from park owned homes?

I do hope to never be in that kind of position but if it ever did happen isn't that the purpose of the contract to protect myself even tho its my full intention to help motivated seller and never put them in a bad spot.

We have the same issue and it really pisses me off when people don't show, thanks for the good tip.have you thought of the risk of damages (I know you mentioned you have had that issue), or people may make a copy of the key, or they don't remember (or on purpose) not putting the key back to the key box?

They are also given my handymans name & phone number to arrange for a showing, and anyone who fills out an application gets a phone call from me promptly, both for screening purposes and to arrange for the payment of the application fee.  

@Wes Brumit I would only watch RE TV  for entertainment purposes only. 

I have heard rumored that if it's a homepath loan you can shop around and possibly find a lender willing to look at it for investment purposes, but I don't have first-hand experience with that.
