I would suggest finding a copy of the Colorado law showing that the therapist only needs to be licensed in Colorado on ESA and present this to the HOA.

Lender C said I would not be able to close it with a fresh new LLC because that LLC wouldn’t have had any performance to show or tax returns to present during underwriting, and the way that most of her borrowers go is to close with their name first and within an hour of the closing, create the LLC with the help of an attorney and transfer title right away (not sure if this is even possible!).

The tenant presented a lease, but has not been able to provide a receipt for the security deposit and reported that the seller collected rent on-site in cash no receipt.

I would like to buy patents and license them (there is no money in photography or video these days - the microstock websites have killed that niche).Real Estate - I own single family homes that I bought as distressed property - I'll continue to do that if an opportunity presents itself and I'm liquid, I have some property tax liens on land I am foreclosing on (with a plan to seller finance the properties if I successfully foreclose).Stocks - I have a VERY small tax deferred portfolio - I like Ford (is that contrarian?)
