The house is in a flood plain, so I can see a benefit to using concrete over a traditional wood supported floor when moisture/rot is an issue.

Its how we work.. we pay cash for the dirt.. makes getting the vertical at bank rates much easier or doable.. some of the bigger builders much bigger than us or more experience than us can get by with some land advance as well.the other thing you can do is pay a premium for the dirt and get the land owner to subordinate..

If you buying at a courthouse sherrifs sale there are no fees.. when you buy from Auction .com sometimes there are buyer premiums and normal escrow fees.. and you do have to be careful on title.
