In March of 2018 we sold our portfolio to a single investor and 1031'd into a 20-unit apartment complex, which we closed in August.As Yoda says, "Win or learn, no failures there are" (I might have made that up).

They do 15% down on duplexes owner occupied or if you are lucky enough to find a portfolio lender some of them might go as low as 5% down on a multi unit if you move in.

I even found a portfolio lender that will go 5% down on a 2-4 unit since they keep their loans in house they don't have to conform to the Fannie Mae Standards.

I ended up moving my portfolio to single family homes that are B class and my situation improved.The other factor here is when you have children in the mix, you just don't have as much extra time.
