Do your due diligence on the neighborhood and really understand what class it is.

An article that I found worthwhile which may be of interest to some and I haven't seen picked up broadly yet comes from UCLA Anderson and is entitled "Single-Family Rental Returns: What Drives Investor Return?"

Taking classes would have been too painfully slow for me.   

At last week's Real Estate Investor's Club in my area, I did pick up some information on Real Estate IQ software that was essentially RePropFinder.

I am updating a class that I teach, and I KNOW someone will eventually ask me this question.

I picked this thing up for $40k. $5,000 down payment.

I can understand the desire to have a great cash flow and high ROI with no $$ in the deal, but I don't see the point in running your numbers based on that goal, and making a decision based on those number.....especially if your real plan is to put 20-25% down anyway......If you can find a place that cash flows well with zero down.....and isn't a BRRR deal, then that's pretty awesome6.5% ROI isn't "bad" .....its just not great.....there are other OOS places that have the potential to do better....but some of them come with a higher risk (lower class neighborhoods etc).
