I am in need of staging a property i have doe sale right now because of the layout not appealing buyers.

My mom is selling her condo and recently lost her buyers because they qualified for FHA and near closing, the HOA lost their FHA certification (currently under appeal). 

It might be as simple as an application, or could be an appeal and then fight with the zoning board, depending on the town and where your property is located in there.Or you could call up the building department and ask them, if you'd rather do that. 

Focus on higher quality where the initial return on paper doesn't look as appealing.

So I found out that my realtor was “suggesting” that we pay for the closing fees to make the deal more appealing.

Something like FHA is harder to get accepted because most of the houses I've tried to buy have had multiple offers, a lot of the time higher than listing price so the seller has so many options the 5% down is likely not the most appealing offer.

Because of the availability of public transportation, he sold his car years ago saying that he didn't want the extra expense so suggesting a car loan wouldn't appeal to him.I like Nathan's idea to give him the book Set for Life.

Not everything it offers appeals to everyone, but it's pretty enticing.
