I hope @Nicole Williamson that I never become jaded :) and I am kind of living on the edge with trying out certain things with tenants like pets and letting them paint (which I know a lot people will not let them do).

All amounts were disclosed and the security/pet deposits collected will be deducted at closing. 

Go with the manual gate, especially if you allow tenants with  pets (big seller)A few other things that I try and eliminate; washer/dryers, spas, and  old ceiling fans 

My biggest pet peeve are the ones who call me representing themselves as an investor wanting to buy one of my homes, when they know they don't have any money and have never purchased a property in their lives.

The first applicants initially put one pet and one service animal in their application.

Mention that a pet free home should not contain pet supplies.- A date and time you will come to attempt to catch the stray and take it to animal control and reminder of process and rules if they want to adopt/retain the strayUnless you have proof that the babysitter is staying beyond your guest policy, there is little you can do there. 

First, I have my application instructions, my scoring sheet, and my rental criteria all posted on my web site so they can review that before applying.Before showing the house, we ask if they have pets, if they are going to be living with anyone else, and how much money they make.1.

I have an attorney on deck that I used to go to school with that helps me out and if I needed to evict he would be the first person I turn to, I hope I never have to evict someone but not paying what you owe is a pet peeve of mine.
