But Tulsa is a solid market for sure, to at least add to your considerations. multi family is rarely on the market long, especially smaller packages. typically they move in a “pocket deal”.

A good friend of mine is a commercial broker with Marcus & Milichap in NYC and he tells me about his deals where his clients will buy buildings, put long-term tenants in those buildings, and package the building with the lease at a 5-8% cap.

I am piggy backing on this post as you offered help with it, so if i could ask a question that is similar.. i have an apartment complex here in Baltimore.. i have a couple who rented a 2 bedroom apartment.. they took in one of their grandchildren .. the wife has since died and the daughter, along with her other 3 children and 4 grandchildren have moved in ( I know this because we went into the apartment to fix a heater and there were blow up mattresses covering every inch of the floor)We have caught them stealing packages from other tenants ( left by the post office)..

The trainers just package it and put it in a nice bow in a easy format for people to digest and follow.People want a pretty package to buy on how to succeed and then get discouraged when they learn they still have to do the work.Some are self starters and trail blazers.

As far a “daisy-chain” haven’t heard this term since 09/10 of the Bulk REO/Note era when folks were trying to shop packages around that has been sold (my product included) if you have more that 3 people involve it might not be a good enough deal.
