I have seen this often.

The reputable RV parks that do allow short term rentals, charge a management fee to manage the site since it is assumed you (the owner) are not going to be there very often.

You'd be surprised how often they are accepted.

Is the "little guy" even able to play directly with notes anymore or is it more often done through investment companies?

I could always empty the grey and black water tanks into one of those wheeled tanks every so often while I have someone staying in my place. 

@Sophie Lavet It looks like you're interesting do doing what's often called "House Wholesaling". 

I realize these are often/generally done for free, but, being self employed myself, I don't like to take up someone's time if they are hoping for a full listing, which isn't going to happen. 

the banks are simply cross selling their  products   figuring the more connections they have with you - the longer you will be a customer ...often they will offer an incentive  like a slightly lower rate  or removal of a loan fee  in order to  entice you to open up an account ….. don't overthink this  option …..all the best

I would also highly suggest making it a point to get up in the area as often as possible... especially early on.
