What a refreshing first day on Bigger Pockets, I'm used to online video games where most online communities are toxic.

I am very new to the game and am looking to acquire my first property which has given me a good deal of learning.

I haven't done this before so wasn't sure on process, but just picked up from the multiple podcasts that investment properties need their own LLC.

Purchased multiple homes ( owner Occ only ) looking too jump into y first property , learn from mentors , info , books , videos etc. hoping too meet locals open too sharing info with motivated Neg.

I am new to this game as an investor.

It seems like a good deal, house has had multiple updates recently, in a good area, no mortgages, but the only problem I have are tenants in the property.

Also, keep in mind, it's a numbers game, so can't expect to get something going with 1, or a few prospects.When I started targeting this niche, I was compiling 80-100 leads on fire damaged properties in NYC every month.

I remember a lesson from my good friend while playing my favorite strategy game "Go" years ago.

-Going along with the above, they are more likely to leave in the night if things go sideways because they have no skin in the game.
