Get familiar with the MLS , contracts & see if your broker has any in house training classes you can attend, also see if you can shadow a seasoned Agent within your office.

My plans are to   Spend summers in  Park City, which is low season, and  Falls, Winters and springs in Vacation rental I will own in TX., which would be low season for that condo.  

If bank is claiming 80% and no tenant seasoning on a bunch of new tenants to increase occupancy then you need to assume they will default and damage will happen to the units.
