If you shoot for a 75% loan of $108,750 w/ a pymt of about $584 at 5% for 30 yrs plus taxes and insurance you should be fine.

for example, i can get a fixed 30 yrs on a personal loan and it wont change for 30 yrs. in comparison, under the "fixed" rate you have: 5/5, 10/10, 15/15, 25 due in 10, and 30 due in 5, and 30 due in 3.let's say i pick 15/15, does that mean that the loan is due in 15 yrs?

@Yoni Rozenstein I would have to agree with the others on your capex. 2004 is a newer house, but keep in mind that means the water heater, hvac system, roof, etc are all 13 yrs old.
