I agree with @John Underwood, I would just clearly describe that it was 1 bathroom in the listing, I think having a second bathroom advertised that is hard to access would be more likely to garner bad reviews than just having one bathroom.  

Personally I have spoken to someone who does photography as a hobby and has put some photos online and done a few photo shoots about taking pictures of my properties as they become available so I will have good quality pictures for advertising purposes as I think this does make a difference.

Advertise on craigslist and every other online site including Bigger Pockets. 

Plus there are more jobs coming (there's literally warehouses popping up everywhere and signing bonuses being advertised by everyone on billboards).Just make sure you have some good people on your team that know the areas.

But the lender's inspector somehow decides that what she/he sees as complete only looks like $8k in materials and labor.

There are some great study tools that can help you retain the material, but you do need to make a commitment and put in the effort to prepare.
