Here is what I would do if it were my rental (complete with granular details) assuming this is not a luxury rental and you are just looking for fair "rental condition" and some low cost wow factor (or at least some "ok decent" factor)....First I would pull the knobs and TSP (I like the powder mixed with water) the cabinets and use the abrasive side of a Scotch Brite sponge--just dip it in the TSP (and hotter water cuts the kitchen greases)...

Do the showing, I managed a 120 unit building we didn't have a model apartment, I told people to expect the fact the people are boxing up and the unit is in that state.I didn't have the luxury of holding off for a vacant unit some units were terrible some OK,, but get in and show it.. your early lookers want to lock down a new lease and I wouldn't lose those people.one point is to set several showings for the same time frame like with in a hour.

@Cole Fleishour - month to month leases, cameras outside to prove pets then back bill, personal i allow pets with weight, breed, and quantity limits of course with more deposit and additional rent, i just use luxury vinyl floor instead of carpet.

Don't even go there--keep it easy, you pick the carpet then when he moves out put in luxury vinyl flooring which is inexpensive, easy to clean and totally waterproof!
