If the seller then wants a faster sale (or if they want cash, as is, etc), you can then explain (b/c it's logical) the other options provide a lower price on the house in trade for the ease of sale.

Cash Flow = NOI - Debt Service.The logic is that NOI is not dependent on financing structure, it's the performance of the building, and the performance of a building is not dependent on the financing structure.
