I think when people talk about putting title of a real estate to an entity like LLC or C Corp etc, they may not realize that it is important to point out that this strategy works only when you own the property "free and clear".

A local realtor would know more than those of us on here.If you are wanting to increase ARV then it sounds like that’s not going to happen.If you just want a nicer home to potentially get a better tenant and keep them longer, then the 1/2 bath would probably help.
