So I watched for several years, how the less sophisticated side of property management works - no real thought about profitability, making the house nicer than it needs to be, but I did learn about getting the right tenant.

I am new to real estate and have been reading books, listening/watching webinars, and picking peoples brains for around two years and decided now was the time to act.

There is a property that I have been watching for the last six months.Starting at 219K, it lowered it's price 209K, 199K, 189K, 179K, 169K, 159K in between it went under contract twice, then came back on the market.When it came down to 159K I submitted an offer of 130K.

I had been watching some properties, as usual, when a pair of duplexes went down in price.

I've been reading and watching YouTube videos to better understand real estate and came across an informational video made by bigger pockets.

But @Dana Nicholson, watch out for New York employment law.

Take it out and make them take you to court over it and they can explain to the judge how all the windows got damaged on their watch, and how that is your problem.

This is going to be fun to watch... did you get those suction shoes from cartoons to carpet the floor..err... ugh......
