I’ve started to explore the “creative deals” side of real estate & honestly it’s pretty amazing.

We actually rented the unit back to the existing tenants for as long as they wanted to stay because we didn’t have to do anything to the unit to start generating income.  

I'm starting out in wholesaling and I'm finding myself in this pickle of.... do I go and find a seller first or build my buyer's list first?

Why wouldn’t you start with food control?

Once you start changing the rules because you get good or bad vibes from a potential tenant, you can get yourself in serious hot water and end up in court for a fair housing violation. 

However, I'm unsure which market I should focus on starting. 

For example - anyone can find a deal and start talking with the seller and negotiate a deal.

If the bid jumped to $101,000, and you only had the $5,000 in the account, you would not be allowed to bid again - you would be out of the auction.But say you won the auction at $100,000.  

I'm getting ready to start doing my research and figured I'd ask!

It is a great way to build your real estate portfolio…or at least start.
