My intention is two pronged...  

When we went to collect rent over the labor day weekend, they've only pay the old rent but not the new increased rent, which we believe is intentional on their part.

When the intent of the law is not followed, the letter of the law may be less important, the judge looks to justice and how to apply the law to get there. 

The intention is also to renovate the apartments while we live there, (my husband is a contractor in Israel) so when the time coms we can sell it for a profit.

My intention would be to rent out the other units of course and start building my real estate portfolio from there.Just doing some research in the area, it doesn't look like there are too many multi-family homes in nice neighborhoods within an affordable price range.  

Mostly, they learn all they can while simultaneously SAVING as much deposit as they can, then they buy the best deal they can find that meets their carefully thought out criteria as soon as their Lender allows.If you are intent on starting out as a Wholesaler (as opposed to an actual Investor), then you still need to find deals the same way as good Investors do, then try to get those deals under Contract for even LESS than you would think was a good price for an Investor, then go find those real Investors who will pay the extra, and get them to pay you the difference at closing.

The investors intention would be to buy with his own cash, fix then cash-out refi and repeat process to build rental portfolio.
