I think unless you're incredibly driven in the entrepreneurial field and have extra cash at a young age, it's tough to get funding unless its from your parents or a gov't loan.

There are many...In today's MLS/target rich environment unless you are an all cash buyer, no contengencies and high EMD deposits it is very challenging to get an offer accepted.. unless of course your offer is overpriced... which in my opinion they are!

It is not that you HAVE to register as a foreign entity in the other state, but if you don't, you lose the liability protections made possible by your LLC and as such, you might as well do it in your personal name if you want that kind of risk exposure.Time deal or long term makes no difference, if the state finds out you are doing business in their arena without registering, you will be charged, if they don't find out, you will not but if you get sued, you have incredible risk exposure.Will

So I do think that we need agents to perform certain functions but I also agree with Bryan that the 3% number would not have arisen in a normal free market competitive environment.
