I am thinking of buying a home that is move-in-ready (I have my eye on a couple that range from 90-95k). 

It can be tempting yes.But you should really weigh the risk, the amount of money you’ll have to offset from your appreciation by losing cash flow every month, the delays that can occur in corporate moves, a general downturn in the market, etc.

Is it really a duplex in the eyes of the auditor?

I talked about it constantly and kept my eyes open for every opportunity.I've slowed simply because I have enough to keep me busy and am spending money on renovations rather than new acquisitions.

So I think the value is in the eye of the beholder and I doubt that valuation would be able to be proven to the point where someone would lay out that much money.

I would recommend keeping them simple and eye-catching.

Sure, all those things can lead to more profit but a lot of people make the mistake of growing REVENUE without keeping a very close eye on actual profits.

I have always loved the Smoky Mountains and have had a side eye on Tennessee as a potential state to invest in for a while .
