Hi there @Stanley Yang - I would typically agree with your CPA, that active endeavors (i.e. flipping) should be held and operated separately from passive income assets (i.e. rentals) due to the varying degree of risk exposure with each.

@Anthony Dooley Everyone I have talked to locally has been pushing me away from class C properties with the assumption I should "own a property I would live in", which makes sense to a degree as higher quality tenants that maintain a property are looking for more upscale accommodations.

There are valid reasons / arguments each approach.All this assumes that the person actually has the skills to do the job.In addition, you would need to resolve the degree of autonomy that a person in this role would have.

Woodchucks have been known to climb over fences, in which case a 1-foot extension that is bent outward at a 90-degree angle should be added to the top of the fence, or the fence be "loosely" constructed to bend outward when an animal attempts to climb up.Hope that helps

But I don’t have many friends that are in a financial position where they could do that.Shiloh simple make a set of new friends.I know I went through this.. as I started selling real estate in 1975 at 18 when minimum wage was 1.65 an hour in CA.. and most of my friends worked part time or went to school and within a year I was knocking down commissions that put my income up there with those with advanced degree's and I was just out of high school.I then moved to a private country club community in the Napa Valley  at 30 and was by far the youngest member.. so all my new friends I made were 10 to 30 years older.. you get used to it.. very few of my old high school friends are investors at all.. some are quite successful though being in Bay area HIGH tech or owning business's just did not see the need ( they did not to go into the land lording game).. but still live quite well with the high wages they make or the success of their companies.
