I've been talking with my parents about potentially buying their house to 1. free up cash for their retirement and other real estate investing 2. realize tax benefits for depreciation and the house is 30 years old and needs some improvements/updates 3. get the house in my name in case they have immediate health issues I have a few questions if anyone has experience/input on these topics or if you have any input on things I'm not thinking about. 1.

Flatbush is a huge neighborhood and some areas are prime (near subways, close to nicer neighborhoods) and some areas are not (no subway access, nowhere close to parks, etc).3/4/5) Out of state limits your appreciation potential and puts you at the mercy of PMs and you're never going to know the market as well as you know your home market.I also see what you're saying about scaling, but with properties, quality beats quantity.

Though student rentals have their pros and cons, eviction is hardly one of them as no student wants to be left homeless during the school year, even less so if you make parents co-sign the lease agreements.Outside of student rentals, there are also plenty of medical Interns, Residents, and Attendings working at UC Health/Cincinnati Children's that that are looking for safe housing around work in the Corryville/Avondale area.

I have language in my lease that states the following: “Tenant acknowledges that the basement windows; do not contain egress windows, meaning that the basement area may not be used for sleeping as this violates the Denver Health and Housing Codes.
