They won't put money down unless they're serious. 

They're willing to seller finance with a three year balloon as long as I put down $250k.

Heck you can get 6-7 with 50k down each seller financing at 10% 30 year. 

How much are you willing to risk if vacancy goes down? 

I financed it with an FHA loan with 3.5% down.

They’ll show you what they earned last year so you can get a sense of what to expect, but be sure to look at revenue/ occupancy trends over time to see if the market is trending down post-2021 (and give their totals a haircut for your own forward looking projections if so).

Used to use "oopsie" paint (tossed a bunch of  oopsie paint in 5 gallons of white paint and it always ended up a beige color) but if I used up all this paint I had nothing left for touch ups down the road.
