Maybe there are few comparable sales for a particular property in Calhoun property, so the adjustments need to be more extensive. 

I consider the small amount of comissions saved nothing; compared to the work involved that a realtor does for me.

Think about the RE prices when you were a kid compared to today. 

The appriser  will count rehab cost so can compare with same comps in your area. 

The MLS is marketing it as a multifamily residential property and was valued based on comparable homes.

There is a ton of ground to cover with me being so involved in the project, and I feel like I am drinking from a fire-hose.I've made 3 offers on homes so far 1) MLS Short Sale, 2) HUD, 3) Off-market deal through my office.

If it was just pumped in November the ground should still show signs of being disturbed where they dug for the tank cover.
