Bought a house just outside of Denver 2 years ago, have $198k left on the loan and have a good 60-80k in equity, according to a handful of real estate "website estima...

Conventional is easier on the property.203(k) gives you the ability to roll future value into the initial loan by including construction cost.The downside is that you can’t do any of the work yourself and it must all be done by a single GC normally.

So it might be hard to calculate your future payments if you were seeking to "buy and hold" properties. 

I would like to continue to invest with this person on future deals.  

I'm considering a new construction build of a 4-plex and more in the future...I was wondering if there were any solid Architectural Draftsman out there that you would recommend?  

Though the basement will not have a full kitchen, I may be able to use it for comparative purposes related to occupancy.I may do yet another experiment in future renting by room using 1, 3 or 6 month leases targeting medical students and see how that route compares.

I moved back to the US last year after living in Melb for a few years and I now invest in Cleveland, OH, just down the road from your future home!

This last rental I bought probably was not the best bargain but it was one I KNEW could rent for that price and do nothing but go up in the future.
