Pay him back years from now with property or paper that you used your brain to buy or create.The above shows why it is dangerous to accept advice from the uneducated and inexperienced, who seem to populate these pages just so they can quote from some book they read; even if the info is totally incorrect for the situation.Give him a note for $285k and flip the house and make $250K????

Perhaps fewer opportunities for termite damage, but ...I can imagine that steel studs may also preclude the use of Romex and require conduit and/or BX (armored cable) to protect electrical wiring, both during installation and in everyday use.The place where my investing group meets is in an office park.

As it is, I have an acre of land and a house I've been slowly remodeling for a few years, so I'm looking to make a few updates and rent it out with the possibility of coming back to it in a few years when my kids are older and we have fewer commitments outside of our family (grad school, work, etc).A carpenter that I've worked with for years has inquired about renting the house, but the increase in rent from his current place is pretty substantial.

So, is the investor who I JV'd with me playing it dangerous, or is the 30 year plus investor too "by the book" to be practical for most scenarios?
