As you may have heard the Denver market is extremely hot right now, absolutely a seller's market and it is becoming harder and harder to find deals on MLS.

Currently most contractors estimates have been extremely high, so my crew out of Detroit travels to West Michigan to work on my rehab projects.....so just wanted to see if anyone here knows a reliable & affordable, contractors in West MI...thank you in advance..

Currently I'm reading Robert Kiyosaki's book The Real Book of Real Estate, an extremely in depth guide to the ins and outs of investing and succeeding in Real Estate. 

The broker was talking out loud about a 2nd mortgage, but said it wasn't ideal. 

They were extremely rude, and told me that they can't give me that information.

I am also an extremely busy person, and I really don't want to have to coordinate going to see a property with someone else, so the license would give me access to MLS listed properties anyway.

I've found BP to be extremely helpful if you are able to assist others with their needs.  

Ben,  Winters do get cold here -20 to -30F can hold for a couple weeks, this is rather extreme example, however you should be ready for it anyhow. 

Most lenders are extremely wary of non traditional or W2 income especially if you do not have years of income history. 

Further, the area in which the duplex is located has an extremely low turnaround for tenants and by putting a sign in the yard and posting add on craigslist, most are rented within 5 days with landlord pick of multiple potential tenants.
